Sudhir Ruparelia’s Ruparelia Group to Redevelop Former CMI Headquarters into a Massive Business Park

City business mogul Sudhir Ruparelia of the Ruparelia Group is planning to redevelop the former Chieftaincy of Military Intelligence (CMI) headquarters in Kampala into a multi-million dollar business park.

The 18-acre mixed-use facility, known as The Pearl Business Park, will feature office premises, a shopping center, health and leisure amenities, a 5-star hotel, and a modern hospital.

The project is expected to be completed in 15 months, with the first phase set to open in 2023. The building will have 16 lettable floors with 27,240 sqm of built-up area and two parking floors accommodating 360 cars.

According to Ruparelia Group Managing Director Rajiv Ruparelia, The Pearl Business Park’s location, design, and amenities have been optimized to maximize functionality, health and safety, and productivity.

It is designed to minimize the negative impact on the environment, enhance the health and comfort of occupants, and provide ample amenities such as thriving pedestrian and people spaces, ample parking, and vast landscapes.

Building schematics indicate that the Pearl Business Park will be installed with a fully automated fire detection system on all floors, and will have three forms and three extinguishers on each floor with an elaborate fire sprinkler system backed up by a 145,200-liter reserve tank.

Easily accessible staircases are a must on all levels, and the building will have top-of-the-line security, including access control protocols and 24-hour dedicated security with 170 CCTV cameras in all public areas.

Tycoon Sudhir Ruparelia said that his group is committed to investing in modern and innovative real estate solutions to feed her growth and needs. He added that this latest project is one of several dozen of greenfield projects, one of many to come in the near future to feed Uganda’s growing demand for high-quality and sustainable retail, residential, office, and industrial solutions.

Ruparelia Group’s commitment to Uganda is unwavering, he said, adding that every developing country needs a matching stock of high-quality real estate infrastructure to fuel further growth and that the group is proud to play that role.

The Pearl Business Park is poised to be a landmark development in Kampala and will undoubtedly change the skyline of the city.
